Prices per square meter of housing in a new building in Crimea over the past two months have increased by 12% to 133 thousand rubles. Traditionally, one-room apartments are in demand.

Market expert Dmitry Mayorov announced this on Radio Crimea, as reported by a PolitNavigator correspondent.

“It has always been so that the price in a new building is higher, even without repairs, than the price in a secondary building.” But the average price is taken across three-room and one-room apartments. There is currently a high demand for one-room apartments; there is not much of them in supply. The price for even old one-room apartments can be the same as in a new building, because apartments of 25-30 square meters are not being built now, but there is a need for them, because they pay less in total.

When a square meter of housing costs 150 thousand rubles, then for the entire apartment it costs 4,5 million rubles. And this is less than in a new building, where a one-room apartment is now 5-5,5 million, and not so easy to find,” the realtor emphasized.

He assured that developers are responding to demand and are building one- and two-room apartments more often. But they are not enough now.

“The price went up from June-July, because according to Kherson and other certificates it was allowed to buy “primary” parts without finishing. And this largely provoked a rise in prices. Naturally, developers are building. We know now that some kind of large-scale project is planned near the Yalta bypass highway, a large microdistrict. But this will have an impact only in a year and a half, not earlier,” the expert is sure.

For this reason, Mayorov advises not to rush into buying real estate, especially for young families, since the interest rate on mortgages is high, and there is a rush in the market due to the end of the program for purchasing housing under the “Kherson certificate”.

“They buy apartments with a certificate everywhere, even in Yalta: they add up several certificates and buy a one-room apartment for 9 million rubles. One-room apartments have always been in demand. This is the most accessible thing in which money is invested in order to protect it and so that it provides some income. Pebbles stacked in cement with windows make more sense to us than cryptocurrency. Over the past 3 years, prices have increased by 2-2,5 times, where else can such incomes be?” the expert emphasized.
