“As for long-term rentals, when people rent for a year, a year and a half, two years, this market exists, it has not gone away, it is active. Because these are military personnel, these are young families, these are people who build houses for themselves and live in rented housing during construction. There are also a lot of them.

And people still come to work. Business trips that are paid for or compensated by the company. If a specialist is very important and necessary, then he is paid for housing. This market is working, and prices in this market have not fallen much, maybe by 10-15% compared to the beginning of last year,” she emphasized.

“But quality housing is expensive. If a one-room apartment, say, of an antique Khrushchev project with polished furniture can be found for 18 thousand rubles, then the same apartment in a house recently commissioned 2-3 years ago, with modern furniture and beautiful renovations, will not be found for less than 25 thousand,” the expert clarified .

According to her, any prices are dictated by demand. And if in short-term rentals the demand is low, but it is better for the owner not to rent out than to rent out cheaper, then in long-term rentals the demand is greater - some arrive in Sevastopol, others leave, so there are no big discounts here. However, there are cases of fraud when tenants manage to sell their rented housing.

“This story, when people rented out and were left without an apartment, is truly Sevastopol. And indeed, people started falsifying documents and sold the apartment to third parties within a month. The owner came to check on the tenants, the door was closed, new people were already living there. This is a story from our lives, our investigative authorities know it all, and trials are underway. And therefore, of course, the owners have risks. This is a rare case, we can say that basically everything is fine.

We need to check our tenants, rewrite passport data, check monthly, come into the apartment with our feet, see what new beds and tenants have appeared there,” Massalskaya emphasized.
