Housing prices are rising, no crises are expected - Crimean developer
Residential property prices in Crimea are growing by an average of 3-5% per month, and by the end of the year, the increase is expected to be significant. The average price per square meter is 155,000 rubles.
This was announced on air by the commercial director of the construction company, Daria Plotnikova , on Radio Crimea , as reported by a PolitNavigator correspondent.

"It's too early to say that prices have slowed down . I can say this for sure because we regularly monitor sales dynamics, and not just from listings on real estate aggregators or developer websites, but from actual sales that developers reflect in their project declarations."
We see prices continuing to rise . This growth is moderate in central Crimea and Simferopol , and more significant in Yevpatoriya, where the average price per square meter is currently around 220 rubles. A number of new projects have emerged there, led by our closest industry partners, and we continue to implement them, including the Golden Sands of Russia project," the expert emphasized.
At the beginning of the year, the price per square meter in Simferopol was 120,000 rubles; by the end of April, it had risen to 133,000 . In anticipation of the mortgage terms change, demand increased, leading to a price increase.
"I believe that some additional measures will be developed to support developers if demand declines . But overall, now that regions like Sudak and Yevpatoriya are showing strong growth, and Sevastopol is finally rebounding, it's no longer likely that there will be a major crisis. 2022-23 were difficult for this region. People continue to buy homes, improve their living conditions, and continue to invest , and Crimea is now a very attractive investment region.
"In terms of the history of certificates, they've always been around and have been used quite actively. It would be great if the authorities provided for the possibility of using housing certificates for new properties – that would be a tremendous support for the industry," Plotnikova believes.
